Accommodation

The house has 7/9 bedrooms. A large hall leads to a sitting room and drawing room both with open fires, and a cloakroom / office.
A passageway leads to an old diary and the dining room with large open fire and black and white features. A door from this passage also leads to the cellar and to the kitchen areas which include a farmhouse kitchen with an old AGA and staircase to bedroom / storeroom over, a large 60s built utility area, cloakroom and toilet.

The house has a main staircase from the front hall to the first floor bedrooms bathroom and toilet plus another concealed ‘servants’ staircase that leads from the dining room to the first and second floor servants rooms.

Under the house there is a very large cellar with garage style doors onto the the main yard, and inner stone built staircase leading up into the house.

History

The front part of the house is Victorian and the rear is Georgian. It is believed that there has been a farmhouse on this site for over 1000 years.

100 years ago magnetite iron ore mining took place on Smallacombe land near the hamlet of Trumpeter and the pretty woodland SSSI at Smallacombe Cutting is all that remains of this activity.

Out Buildings

Two large stone built structures, including meal house and old tack room with old granary over, pig raising pens with barn over. Smaller stone built building, 3 dilapidated concrete block built stables and old farm shop.

Orchard

Containing some old apple, pear and plum trees. Has a natural brook to the north east boundary and a water leat running near the west boundary. This leat is an old mill leat and is at a higher level than the house so has potential as a non drinking water supply / small scale power generator.
